Welcome to our Property SOLD Guildford
Surrey website It is time for us to sell our 3 Bedroom House here in
Guildford and move to pastures new. We love our house and wish we could take it (and our neighbours) with us,
but alas that's not an option. So it's with huge regret that we offer you our 3 Bedroom, Semi Detached
modernised and updated 'period' family home in North Guildford (not Bellfields). We've lived here since May 2001, life's been good we got married, started our family and
now need a property nearer my Daughter's school. We've extensively revamped and updated the house to give it a
lovely modern, light and spacious feel to it. We love living here, our kids have really enjoyed living here and
we'll be very sad to move, as will our neighbours whom we have shared many a happy time with and whom we think
of as friends as well as neighbours. It's Easterly facing and has great light throughout the year. The back
garden is just a fantastic place during the summer bathed in light throughout the day, even as early as 7am the
end of the patio has the sun on it and the deck still has the setting sun illuminating it late into a
summers evening. Perfect for entertaining we think and we hope you'll agree.

House History
The deeds tell us that the house itself was built in 1905 as part of the original "Old Farm"
that stood on the surrounding land adjacent to Old Farm Road. We
are given to believe, by a local historian that our house and the property attached to us were the
Farm managers houses and the two houses next door housed the Farmer and his family. It set the
style for the rest of the street and we loved it from the moment we saw it, as we hope you will.
The property still has some period features, plus architectural flourishes inside which we've tried
to preserve.
Old Farm Road and Surrounding
Area Our property is in a road that is a mix of
private homes and social housing. It's on a main bus route to/from Guildford with two bus stops
within 3 minutes walk from the front door. We regularly walk into Guildford though and it takes us
around 40 minutes even with a buggy! Old Farm Road itself is fairly quite but can get a bit busier
during peak times that said it is a residential road feeding the houses and so it will never become
a main road. With the wide verges on our side of the road we feel it's safe enough for our cats to
roam freely.

Our property for sale
Guildford is well located. There is a large play area nearby which has just been revamped by
Guildford Borough Council with slides, swings and play equipment for children of all ages which our kids
have loved playing on this summer. Plus the canal walks, local beauty spots and nearby Spectrum Leisure center
we know that our house's location will be appreciated by any active family.

Location and Access Even though our drive holds two
cars we are a one car household, and regularly use public transport taking the bus into Guildford (10 minute
journey) and the Train into London (40 minute journey) and find this easy and convenient. When we do use our
car access to major roads is excellent, with the A3 being less than a 5 minute journey and the M25
less than 15 minutes away which gives you access to London, the home counties and beyond. Heathrow is 35
minutes away (peak times excepted!), Gatwick is 45 minutes away (again maybe more during rush hour) and Portsmouth
is just about an hour and 20 minutes away. Guildford is the county town of Surrey and is therefore well catered
for, with a thriving nightlife, excellent shopping facilities with well known high street chains as well as
designer shops and local boutiques and businesses. It also has some great restaurants; Loch Fyne, Yellow River
Cafe, Wagamama, The Thai Terrace, Rumwong (both superb) and many others plus great bars, pubs and
entertainment. Providing something for everyone just a short distance away.
Conclusion Within a short space of time we settled
into our house and turned it into a home, it was very poor decoratively which is something we have worked hard to
change and bring up to our taste and standards. However we feel that although we are sad to move it is the right
time and know that whoever is lucky enough to become the new owners that they will appreciate this house, it's
neighbours and location as much as we do/did and will easily stamp their own taste, style and personality on it
with far less blood, sweat and tears (and money!) than we have. So feel free to explore the pages within
