The house is double glazed and centrally heated, with plenty of
double electrical sockets throughout. The layout of our property affords a great deal of
flexibility, whether throwing a party, having a family get together or everyone doing something
different. We've had naming ceremonies for our children here with over 80 guests and our annual
Fireworks 'do' and summer Bar-b-que are great examples of flexible indoor/outdoor living with the
food inside and the hotstuff outside (obviously!).
We hear so much about "flow" on interior design programmes, we don't
know too much about that we just know that this house just works for us. From relaxing in the
living room to putting on a party, from school morning breakfasts to lazy Sunday roasts we
know that for the right family this house is going to be a property to be proud of and a fantastic
home in which to raise a family. We really would stay here if we could but our family
circumstances don't allow us to.

Porch & Hallway
Walking through the arched porch you'll catch the scent of the rose and honeysuckle
bushes (during the spring and summer) creeping their way around the top. Our hardwood door is
painted a vivid blue and is set off with polished brass door furniture. Once into the Hallway you
have a wide bristle shoe mat the full width of the hallway to help control the ingress of dirt.
This leads on to light oak effect laminate flooring choosen for it's hard wearing practicality in
such a high traffic area.
To the left and above head height is the electric meter hidden
from sight in their own cupboard. At eye level we then have the coat hooks and below is the
radiator which warms up your outdoor coats wonderfully. And finally we have a small window which
floods the hall and stairs with light and the wondow ledge provide a handy cubby for keys, wallets,
phones and loose change. Or at least it does in our household!

To the right is the door into the lounge and just beyond are the
stairs. Carpeted in a light hessian effect knotted twist with random dots of dark brown effect
throughout. It's nicer than we've described and was chosen as it seemed a calming, neutral carpet.
Which contniues throughout much of upstairs, but to that later...

Front Room, Lounge, Living room, TV Room Whatever you choose to
call it you can't fail to notice that this room is perfect for chilling out and relaxing. We have no less than
three, yup, THREE sofas in here plus a CD/DVD cabinet and a games cupboard plus shelving. It's an ideal play room
and is a great place to chuck the kids if the adults are nattering over a second bottle of chilled Chablis in the
dining room.

The Other Sofas
|
As you enter the room to the left is an open plan under stairs area where one of our
three sofas lives, it's a three seater and is a great place to kick back, drink a coffee, read the papers and have
a nice Sunday afternoon snooze. Ahh, perfect... To the right are the other two sofas, two two seaters which are
perfect for cuddling up on a cold winters night. Under the window is a double, low level radiator and the area to
the right of the fireplace has a curved shelf ideal for multimedia equipment and under the shelf we have our games
cupboard. The fireplace itself is not used, however we do know that it could be easily recommsisioned and turned
into an old fashioned open fire. Which is something we were going to do, however our circumstances have
changed!

Dining Room
As you follow the hard wearing laminate flooring from the halway and
walk through into the Dining room one of the first things that you'll notice is the open
fireplace. It endeared us to the house in the first place with Victorian tiles and
hardwood surround and mantle plus the dark green marble hearth, it looks very impressive
and adds a great focal point to the room. It wasn't quite our taste but we were loathe to rip it
out as it really fitted in with the look and feel of the house. We were so pleased with
our decision as one Christmas the boiler broke down (all working now of course). It
really warmed the whole house through and provided all the warmth we needed to have a truly happy
Christmas.
To the left of the Fireplace are the French Doors which open
out onto the 30ft long patio. It provides great access to the garden and the light really
streams in through them (and the smaller side window which matches the hallway one) and with the
patio doors open during the summer it brings a breath of fresh air into the whole house. Many a
morning we've had breakfast on the patio, a very relaxing Meditteranean start
to anyone's day.

To the right of the Fireplace is the entrance to the kitchen, there
is a door to seperate kitchen and dining room but we rarely if ever used it, so much so that we
removed it completely. Our plans for the kitchen and dining room were that we'd lose some of the
patio and add an all glass conservatory where the French doors open and knock the kitchen through
creating a breakfast bar where the kitchen window is and have a massive lounge diner. We've been
told that this is very "do-able" by two builders and we know that this would create a truly
stunning living and dining area. We're sad that we won;t get to see that but know that this gives
scope to add value and improve the property a real plus for whichever family moves in. Although
that said we had no problems living with the property as it is but it would have been a great
addition.

Kitchen
The kitchen is one of the things on our list of jobs to do and we eventually revamped and restyled the kitchen in
2005. We had a professional restyle the look and workflow and changed it from a galley style kitchen to the
current more flexible arrangement which works well. It has a slimline dishwasher, fridge freezer, washing
machine and space for a tumble dryer. Cooking facilities are provided by an electric fan assisted oven and gas hob
with extractor hood over the top. We went a bit mad with the storage providing you with a large array of under
worktop cupboards, drawers, head height and overhead cabinets. We have utilised under cabinet lighing and also
installed downlighters in the ceiling to provide all the light you will ever need. We added a 1.5 bowl
stainless steel sink with a mixer tap and there is scope to add a waste disposal unit should you wish to do
so.
Heating is via a single small radiator as you walk in but we have never found this
room to be cold, in fact even in the winter we can sometimes be found cooking with the back door open. The flooring
is hardwearing lino although we always thought stone floor tiles would be something we'd eventually
install. We are going to leave ALL the appliances, Fridge Freezer, Washing Machine and Dishwasher will all remain
as the house we are moving to already has these items built in.
